Project Review of Plaza Las Brisas - Redevelopment / Refurbishment (2011)

Our support to the review of this redevelopment project in Tijuana, Baja California, Mexico, started as a single visit to the real estate site to review the project and initial commercial strategy

An already great design and proposal was develop by AFAL Real Estate Co. for this full refurbishment of the shopping center.

But the insights given made some adjustments that will enhance the retail mix towards a new lifestyle shopping center development in the area, based on qualitative and making a more rounded proposal for the demographics / customers of the retail trade area.

 

Our review covered the following
subjects and proposals:

• Interpretation of Market research information of AFAL Real Estate Co.
• Review of information from primary and secondary retail trade areas.
• GIS Mapping of Social Economic Levels and other relevant information of the area.
• Benchmark analysis of different retail centers in the city and other cities.
• Review of information of different types of shopping centers, based on ICSC standards.
• Recommendations on ideal retail mix and specific areas of distribution.
• Review and proposal of lease conditions and rental figures.
• Adjustment to lay out and architectonical design of shopping center.
• Profitability analysis, ROI and sensibility analysis of the investment project.
